Advice and tips please on putting a house on for rent?

Morning Friends, I have a huge victiorian 4 bedroom house to put up for rent.


Is it best to go through an agency because the house is in Essex and I live in Yorkshire.


Any tips/advice greatly appreciated, have a wonderful day. thanks in advance.

While I am in America, I know exactly what I would do.


Call a couple of agencies.


Renting on your own is complicated, and the legalities are difficult. It is best to let the pros handle contracts, background checks and advice on what to require of a tenant (like how much renters insurance do they have to carry?).


Also, some agents offer insurance, so that if the tenant ransacks your place, they kick in and cover the damage.
With the distances involved, certainly have an agency look after it - but make sure it is a well respected one , there are many cowboys around. The cost will be about 10% of the rental, but this can be built in. And periodically check the agency you use, to keep them on their toes, and make sure they frequently check the property, and tenants. It is not just a question of sitting back and letting them get on with it, or they will just sit back. A good estate agency is your best bet.


And make sure you see the references from the proposed tenants, obtained by the agency.Keep finger on the pulse etc, and all will be well.
Use a letting agency but check them out first. If you do it yourself go to W H Smiths and get a tenancy agreement.


Always take and check references Bank and Work. /take a Months deposit plus first months rent and don't fall for any sob stories. If they can't afford the money up front they might not be able to pay you anyway. Best of luck.
